Types Of Surveys

At Allied Surveyors we provide all three RICS Home Survey products, including:

Level 1 Condition Report

This is the most basic level of survey and is suitable for properties that are in a good condition. It provides a summary of the property's condition and highlights any issues that need to be addressed. If you are purchasing a modern house that appears to be in a satisfactory state of repair but want peace of mind to make sure there are no other hidden issues, this is the option for you.

Level 2 Homebuyer

This is a more detailed survey that is suitable for traditionally built properties using conventional materials. The inspection is more in depth than that of the Level 1 Survey and the report also includes advice on defects and repairs. A valuation can be included if required.

Level 3 Building Survey

This is the most comprehensive level of survey and is suitable for unusual or very large properties that are old, have been subject to significant structural alterations or are in a poor condition. It provides a detailed analysis of the property's condition, including any hidden defects and recommended repairs. As this is a more bespoke report, additional services (such as valuation advice) can be incorporated into the survey as required.

How Does It Work?

    We pride ourselves on being able to act on instructions quickly and efficiently. After an initial discussion with one of our team and you have decided which level of survey to instruct, we shall email you a copy of our standard terms of engagement. These can be signed and returned to us electronically and payment can be made through our website.

    Once formal signed instructions have been received our administration team will liaise with the sellers or their agents and arrange a convenient time for our surveyor to inspect the property.

    Prior to the survey our surveyors will carry out desktop research on the property, finding out as much information as possible from online resources. On the inspection day, they will carry out a detailed, comprehensive inspection of the property, its grounds, and outbuildings. Depending on site limitations, the inspection may involve the use of a pole-mounted camera so we can view areas that normally are not visible from ground level.

    Once the survey is concluded our surveyor will call you to run through their initial findings; however, at this stage all advice given is preliminary and may change following post survey research and a period of reflection. Depending on the size and complexity of the property, your written report will be ready within 3-5 working days.
