A Level 2 Homebuyer Report is more comprehensive than a Level 1 Condition Report. It is intended to provide a thorough assessment of the property's condition and highlight any issues that need to be addressed and advise on how these may impact upon value and future saleability.

    A Level 2 Homebuyer Report includes a visual inspection of the property's visible and accessible areas, and it covers the following elements:

  • External elements: This includes the exterior walls, roof, windows, doors, and any outbuildings.
  • Internal elements: This includes the floors, walls, doors, windows, and any built-in appliances or fixtures.
  • Services: This includes the heating, plumbing, and electrical systems.
  • In addition to the inspection, a Level 2 Homebuyer Report also includes:

  • A valuation of the property (if required).
  • A report on the condition of the individual elements of the property.
  • Advice on defects and repairs.

What It Includes?

  • A physical inspection of the property, the grounds, and outbuildings, including use of a pole-mounted camera to see any areas that cannot be seen from ground level.
  • Professional advice on any repairs required and maintenance issues.
  • A summary of the condition of each individual building element.
