Level 1 - Condition Report
A Level 1 Condition Report does not include a valuation of the property or advice on defects and repairs, so it is not appropriate for houses needing significant repair and improvement. It is intended to provide a basic overview of the property's condition and highlight any issues that need to be addressed. It is not as comprehensive as a Level 2 Homebuyer Report or a Level 3 Building Survey.
Description
- External elements: This includes the exterior walls, roof, windows, doors, and any outbuildings.
- Internal elements: This includes the floors, walls, doors, windows, and any built-in appliances or fixtures.
- Services: This includes the heating, plumbing, and electrical systems. No inspection is made of the underground drainage system.
A Level 1 Condition Report provides a summary of the property's condition and highlights any issues that need to be addressed. It includes a visual inspection of the property's visible and accessible areas, and it covers the following elements:
What It Includes?
- A physical inspection of the property, the grounds, and outbuildings.
- A summary of the condition of each individual building element.
- A 'traffic light' grading system to highlight the severity of the issues.
- A summary of any legal issues requiring further clarification.
- A summary of risks and hazards that exist.
