In some instances, rather than commissioning a survey, you may simply wish to obtain an opinion of the value of a property, and its potential rent.


A RICS Registered Valuer will be able to advise you on both the Market Value and Market Rent, as well as commenting on saleability issues, legal points requiring further investigation and environmental matters affecting value.

There are also several other reasons you may wish a market valuation. Typical examples of situations where valuations are requested:

  • Development valuations – these are used to ascertain the potential valuation of a proposed new build development.
  • Pre-marketing valuations – you may wish to obtain an opinion of value of a property prior to placing it on the open market.
  • Charities Act valuations – if you are acting for a registered charity you will need to obtain a written valuation complying with the Charities Act 2011.
  • Financial planning valuations – if you are making a will or involved in financial and tax planning you may require a formal valuation for a trust.
